Unlike shingles or asphalt, metal roofs are harder to damage due to their uniformity and higher resistance against external factors. 

However, nothing lasts forever, and this also stands true for this type of roof. In time, if the metal roof is exposed to various damaging factors, such as drastic weather changes, then some serious problems might appear that eventually will affect the rest of the house. Before proceeding with any type of restoration or reparation, you need to run a check-up of your roof to identify the cause of the problem. Errors in designing and installing a new metal roof can cause serious issues. The areas where difficulties often arise are not in the system design. The majority of metal roof leaks are caused by the details applied to complete the metal roof system. After the installation, some errors are not immediately apparent. It may take some time for them to mature. The most common metal roof issues are openings in penetration flashing, metal roof oxidation, and fasteners backing out. 

Take Care of the Leaks

A leak in the roof is a major issue that can lead to a variety of complications, starting with water spots, wall growths, and structural damage. For this reason, you should take care of a roof leak immediately if present. One option is using urethane roof cement, which offers superior UV protection to asphalt or plastic roof cement. Using a putty knife, smooth it over the hole or damaged area. A self-stick waterproof flashing membrane is another possibility. Over time, both the urethane roof cement and the watertight flashing membrane will degrade and need to be replaced.

Take Care of Any Signs of Deterioration 

On a further inspection of your roof, if you find holes or rust patches, it is mandatory to get rid of them as soon as possible before they lead to more considerable damage. Remove rust using a wire brush and/or steel wool if any is discovered. Then use a metal primer to prep the surface before applying a topcoat that matches the color of the roof. An auto parts store will have a large range of metal spray paint colors. 

Replace Damaged Parts  

If the roof damage is already done and beyond repair, it is time to call a professional roofing company for help to replace the damaged parts. The metal retrofit system is a modern concept for metal roof replacement. This method is employed when a low-sloped metal roof has to be replaced depending on the material type. This system is often built over an existing structural metal roof system, with the previous roof system serving as the metal deck for the new roof system.
