Best-Practice Tactics to Transform and Maximise a Small Home

March 20, 2023

Thankfully, we have the perfect guide to help you out, so keep reading to figure out what the best home remodel is for you!

Exterior and Interior Remodeling

There are two main types of home remodeling: exterior and interior. An exterior remodeling will include things that are on the outside of your home, like swapping out wooden siding for vinyl siding. Or installing a metal roof or solar panels.

They can also be additions, like adding a porch, balcony, sunroof, or patio. If you’re going to be doing renovations like that, you’ll likely need a permit to add them.

If you’re doing an interior remodel, you’ll focus more on the inside of your home.

It could be something simple, like adding a wall, hearth, or beam. It could even be as simple as repainting the walls or replacing your kitchen cabinets.

Personal Preferences

You may also want to do some home renovations just based on your personal preferences. Some popular personal preferences renovations include things like wine cellars, basement game rooms, ponds, pools, hot tubs, or even tennis courts.

These remodels might not add a lot of value to your home, but it can make your home more enjoyable for you to live in. That doesn’t mean that it’s harmful to add them to your home, but you should recognize that you may not see a great return on investment when you try and sell your home.

Restoration

Many people also decide to do restoration projects. This is different from renovation or remodeling, even though people use these terms to mean the same thing.

For example, if you do a restoration, it’s normally after a natural disaster. This could be something like water damage, fire, or wind that happened in your home. You normally won’t update the home, but you’ll just work to get it back to its original condition.

It could be something simple, like adding a wall, hearth, or beam. It could even be as simple as repainting the walls, replacing your bedroom furniture or replacing your kitchen cabinets.

However, if you’re going to be doing this, you might want to work with a restoration contractor. This contractor will normally work with insurance companies as well, and they’ll try and get you compensation to perform that project and get your home back.

Curb Appeal

You could also focus on improving the curb appeal of your home, like the landscaping, gardening, and outside fixtures. These features don’t always get you more value for your home, but they can make it look more appealing to buyers.

For example, if a buyer pulled up to your house and saw that the yard and garden were rundown, they may have a bad impression about the house and decide not to buy it just for those aspects.

Plus, if you have an HOA in your neighborhood, you may have to work on upgrading your curb appeal anyways. Otherwise, you’ll have to pay fines or fees until you do.

The Basics

You may also want to focus on just the basics if this is your first home remodel. You should focus on things that buyers will look for when looking for a home.

For example, make sure that your roof doesn’t leak. Make sure that your floors and walls are solid and don’t need repairs. You should also have a reliable furnace, HVAC system, and water heater.

If you’re selling a single-family home, you want to make sure that you have enough bedrooms, bathrooms, and any amenities that other homes in the neighborhood have. Some people also want a multiple-car garage with their home.

However, you don’t have to start making all of these big adjustments at once. You can focus on maintenance upgrades or small and cheaper improvements at first. This should keep your home in a livable and sellable condition so that you can get a decent price.

Once you’ve completed those, then you can start making other upgrades that will help you stand out from all of the other competition.

Home Additions

Home additions will help to add value to your home, but you may need to get a permit before doing any of these and you can do it with the help of a company offering home additions in garden city.

Building Home Addition

These types of projects might include something like adding another room to your house, extending a room, adding a garage, or adding another building onto your property, like a mother-in-law suite.

You also may want to consult with a contractor before you start adding to your home, especially if you’ve never had experience doing this type of project before. You’ll want to make sure that you’re still maintaining the structural integrity of the house before you start.

Add Value

Lastly, you can try adding projects that will increase value to your home. That includes things like any kitchen renovations like upgrading applicable or putting in new countertops.

You could also try adding windows, upgrading bathrooms, energy-saving appliances, and features, and refurbished decks.

These upgrades can be expensive though, so you may want to consider getting a personal loan for renovating your home.
